   At Master Key Realty Inc. we feel that maximum profit can be obtained through low turnover of tenants. That is why we feel that tenant selection is THE key ingredient in successful residential property management. We have all prospective tenants fill out a detailed application. We run credit report and criminal history report. We verify employment, residential history and figure debt to income ratio.

   Our marketing efforts are more than a "for rent" sign in the window. We will feature your property with pictures of interior and exterior on this website. It will be feature in the Multiple Listing Service of Illinois, where it will be seen by thousands of qualified Realtors across the country. We utilize the Internet as well with various apartment rental sites, newspaper advertising, while less prevalent than in years past still plays a roll in our overall marketing plan.

DAY-TO-DAY OPERATIONS

   To protect you and your property, we use only leases approved by the Chicago Association of Realtors. For properties in the city of Chicago proper we use leases that contain Chicago, IL municipal code CH193.1 .

   After lease signing we will provide orientation with your new tenant by walking throughout the apartment and grounds and answering any questions (i.e. utilities, parking, storage, etc.). We will collect rent and handle delivery of any notices. In the unlikely event that an eviction is necessary, we can recommend a reputable one or you can choose one of your own. We will help through the process with the attorney and appear in court on your behalf if necessary. We act as your liaison so you never need to make contact with the tenant.

   Master Key Realty Inc. through modern accounting software will deposit rental in your account, pay all expenses (i.e. mortgage, taxes, utilities, etc.) and mail you a process check with a full accounting of that months activities.

   We will handle all maintenance needs including scheduling repairs with tenants, snow removal and landscaping. We also provide tenant with 24 hour emergency contact number. 

   We maintain a long list of vendors, contractors and suppliers and through this network we can offer the most competitive repair cost possible.
